Step 1
Project feasibility and site survey
We can help our clients understand the management constraints on a piece of land in the future. Change of land use is a highly regulated and complex area. Prediction of the usage restrictions that may apply to land can be difficult to navigate.
Through our own surveying and investigation, both on site and using remote survey technology, we can report the unique circumstances surrounding individual properties to forecast how they could be feasibly used in the future.
We can also construct scenarios to illustrate the opportunities and risks associated with fulfilment of client objectives on the target property.

Step 2
Financial appraisal
Once an understanding of likely scenarios and individual property characteristics are defined, we can undertake quantitative financial appraisal using both an income and a market approach to formulate purchase recommendations to you.
Our reporting includes both a view of where the property sits in the market and also what the property may be worth to you as a client based on your own objectives.

Step 3
Buying agency
We take the role of buying agent, identifying on and off market opportunities, negotiating with vendors and liaising with all necessary third parties as relevant.
We support your acquisition, either as a one off or as part of a deal flow, from inception through to completion providing support and coordinating other professionals, such as legal or financial advisors on your behalf.
We also recommend appropriate Technical Due Diligence (TDD) work to minimise your risk exposure and ensure that it is undertaken appropriately. Finally, we report to you, the client, the implications of any changes to assumptions based on our analysis.
